About This Agreement
These Terms and Conditions ("Terms") govern your access to and use of the UnlockHome platform, website, and related services (collectively, the "Platform") operated by 3T Works Pty Ltd ABN 73662804480, trading as T2O Property Solutions ("we", "us", "our", or "UnlockHome").
By creating an account, submitting a listing, requesting an inspection, submitting a rental application, or otherwise using the Platform, you acknowledge that you have read, understood, and agree to be bound by these Terms and our Privacy Policy.
These Terms constitute a legally binding agreement between you and 3T Works Pty Ltd. If you are using the Platform on behalf of a company or organisation, you represent that you have authority to bind that entity to these Terms.

UnlockHome is a residential property search portal and investor services platform operated by 3T Works Pty Ltd, a licensed real estate agency based in Werribee, Victoria.

The Platform facilitates connections between renters, property managers, landlords, and investors. We do not own the properties listed on the Platform and are not party to any lease agreement entered into between a landlord and a tenant.
Use of the Platform
3.1 Eligibility
You must be at least 18 years of age to create an account or use the Platform's transactional features. By using the Platform, you represent that you meet this requirement. The Platform is intended for use by persons located in Australia.
3.2 Permitted Use
The Platform is provided for the following lawful purposes:
- Searching for residential rental properties in Melbourne
- Submitting rental listings on behalf of a managed or owned property
- Requesting property inspection services from T2O Property Viewers
- Submitting enquiries and expressions of interest in T2O investor services
- Accessing suburb intelligence, school zone, and transit data for property research
3.3 Access and Availability
We do not guarantee uninterrupted access to the Platform. We may suspend, modify, or discontinue any feature at any time without prior notice. We are not liable for any loss arising from downtime, maintenance, or changes to functionality.
User Accounts
Certain features of the Platform require you to create an account. When registering, you must provide accurate, current, and complete information. You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account.
You must notify us immediately at contact us if you suspect unauthorised access to your account. We are not responsible for any loss resulting from unauthorised use of your account where you have failed to safeguard your credentials.
Listing Submissions
5.1 Who May Submit Listings
Listings may be submitted by licensed property managers acting on behalf of landlords, self-managing landlords in respect of their own properties, or T2O Property Solutions in respect of properties under its management. Listings must relate to residential properties located in Victoria, Australia.
5.2 Accuracy of Listings
By submitting a listing, you represent and warrant that:
- You are authorised to advertise the property (as owner or authorised agent)
- All information provided is accurate, complete, and not misleading
- The property is legally available for rent at the advertised price
- The listing does not violate the Residential Tenancies Act 1997 (Vic), the Australian Consumer Law, or any applicable fair trading legislation
- All photographs and descriptions are of the actual property being advertised
5.3 Review and Removal
All listings are subject to manual review prior to publication. We reserve the right to reject, edit, or remove any listing at our sole discretion, including listings that are inaccurate, misleading, duplicated, or in breach of these Terms.
5.4 Listing Fees
Current listing fee structures are published on the Platform. We reserve the right to introduce or amend fees with reasonable prior notice. T2O-managed properties are listed at no charge as part of the management agreement.
Property Inspection Services
6.1 Nature of the Service
UnlockHome's Property Inspection Service connects users with T2O-trained Property Viewers who attend open homes and conduct property inspections on behalf of renters and investors.
6.2 No Guarantee of Accuracy
Inspection reports represent the observations of a trained Property Viewer at a specific point in time. They are not a substitute for a formal building and pest inspection, structural engineer's report, or legal due diligence.
6.3 Payment and Cancellation
Inspection fees are payable at the time of booking. Cancellations made more than 24 hours before the scheduled inspection will receive a full refund. Cancellations within 24 hours of the scheduled inspection are non-refundable.
6.4 Limitation of Liability for Inspections
To the maximum extent permitted by law, our liability in connection with any inspection service is limited to the fee paid for that inspection. We are not liable for any decision made by a user in reliance on an inspection report.
Renter Applications
The Platform may facilitate the submission of rental applications to property managers or landlords. By submitting an application, you consent to your personal information being shared with the relevant property manager or landlord for the purposes of assessing your application.
We do not make tenancy decisions and are not party to any residential tenancy agreement. All tenancy decisions are made by the relevant landlord or property manager. We are not responsible for outcomes of rental applications submitted via the Platform.
Application processing by property managers must comply with the Residential Tenancies Act 1997 (Vic) and the Equal Opportunity Act 2010 (Vic).
Prohibited Conduct
You must not use the Platform to:
- Submit false, misleading, or fraudulent listings, applications, or inspection requests
- Impersonate any person or entity, or misrepresent your authority to act on behalf of another
- Engage in any form of rental fraud, including advertising a property you do not own or manage
- Collect or harvest personal information of other users without their consent
- Upload malicious code, viruses, or content designed to disrupt the Platform
- Engage in any conduct that violates the Spam Act 2003 (Cth), the Privacy Act 1988 (Cth), or applicable state legislation
- Reproduce, scrape, or commercially exploit the Platform's data or content without our written consent
- Discriminate against applicants on the basis of any protected attribute under the Equal Opportunity Act 2010 (Vic)
- List properties subject to rent bidding in violation of the Residential Tenancies Act 1997 (Vic)
Breach of this section may result in immediate account suspension, removal of listings, and referral to relevant authorities.
Intellectual Property
All content on the Platform — including text, design, code, graphics, logos, data compilations, and the UnlockHome brand — is owned by or licenced to 3T Works Pty Ltd and is protected by Australian copyright and intellectual property law.
You are granted a limited, non-exclusive, non-transferable licence to access and use the Platform for the purposes described in these Terms.
By submitting content to the Platform (including listing descriptions, photos, and application materials), you grant us a non-exclusive, royalty-free licence to use, display, and reproduce that content for the purposes of operating and promoting the Platform.
Disclaimers
The Platform is provided on an "as is" and "as available" basis. To the maximum extent permitted by Australian law, we make no warranties — express or implied — regarding:
- The accuracy, completeness, or currency of any listing, school zone, transit, or suburb data displayed on the Platform
- The suitability of any property for a particular user's needs
- The outcome of any rental application, investment enquiry, or inspection service
- The continued availability or functionality of the Platform
School zone polygon data is sourced from the Victorian Department of Education and is provided for general guidance only. Zone boundaries are subject to change.
Limitation of Liability
To the maximum extent permitted by law, 3T Works Pty Ltd's aggregate liability to you for any claim arising out of or in connection with these Terms or the Platform is limited to the greater of: (a) the total fees paid by you to UnlockHome in the 12 months preceding the claim; or (b) AUD $100.
We are not liable for any indirect, incidental, special, consequential, or punitive loss or damage, including loss of profits, loss of data, or loss of opportunity.
Nothing in these Terms excludes liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be excluded under the Australian Consumer Law.
Third-Party Links and Services
The Platform may contain links to third-party websites and services, including tenanttoowner.au, tenantsagentinstitute.com.au, and external mapping, transit, and school zone data providers. These links are provided for convenience only.
We do not endorse, control, or accept responsibility for the content, privacy practices, or availability of any third-party site. Your use of third-party sites is governed by their own terms and conditions.
Real Estate Licensing and Professional Obligations
T2O Property Solutions operates under a real estate agent's licence issued under the Estate Agents Act 1980 (Vic) in the name of 3T Works Pty Ltd. Our licensed agent is Saptharishi Suresh, operating from 1/44 Watton Street, Werribee VIC 3030.
All agency services are subject to applicable real estate legislation, including:
- Estate Agents Act 1980 (Vic)
- Residential Tenancies Act 1997 (Vic)
- Sale of Land Act 1962 (Vic)
- Australian Consumer Law
- Consumer Affairs Victoria guidelines
Complaints about our agency services may be directed to Consumer Affairs Victoria (consumer.vic.gov.au) or the Real Estate Institute of Victoria (REIV).
Dispute Resolution
If you have a complaint or dispute arising from use of the Platform, please contact us in the first instance at contact us. We will endeavour to resolve your complaint within 10 business days.
If your complaint relates to a tenancy matter, you may contact Consumer Affairs Victoria or apply to the Victorian Civil and Administrative Tribunal (VCAT).
Changes to These Terms
We may update these Terms from time to time. When we make material changes, we will update the "Last updated" date at the top of this page and, where appropriate, notify registered users by email.
Your continued use of the Platform after changes are posted constitutes your acceptance of the updated Terms.
Governing Law
These Terms are governed by and construed in accordance with the laws of the State of Victoria, Australia, and the applicable Commonwealth laws of Australia. Both parties submit to the non-exclusive jurisdiction of the courts of Victoria.
